The project implies a hotel complex construction with apartments and an underground parking lot while preserving the city-forming appearance of the existing development. The new development will include reconstruction of the historical facade facing the Kosmodamianskaya embankment and an increase in the number of floors. To recreate the historical facades of the building constructed in 1901 by the architect I. Blagoveshchenskiy the architectural solutions foresee partial preservation of the existing wall, with added facade details following the archival documentation. The hotel complex with apartments consists of two residential buildings united by an underground part.

INFORMATION MODELLING

Information modeling (BIM) technology was used for the documentation development from the Concept stage to the Tender stage. 

A classifier of building elements was used to automatically extract the work volume list from information models. Each model element has been assigned with a code corresponding to the work.

All project participants always saw only up-to-date information due to the shared data environment application. The following processes took place through BIM 360: transfer of models from the contractor, approval of models by the customer, as well as the exchange of information and comments between all project participants. 

The scope of information modeling included the development of an excavation fence model, as well as the preserved structures information model. 

One of the cases of information model application was preparation of a highly polygonal model and uploading it to the metaverse.
